Homeless period-
Dependants-
Account tenure-
This is an estimate using the points table of Korea's housing supply rules (homeless period 32, dependants 35, account tenure 17). Real assessment has extra conditions — for example, every household member must be homeless for the period to count. Since 25 March 2024, 50% of a spouse's account-tenure points (up to 3) can be added, but this calculator counts only your own account. Verify your exact score on Korea's official Cheongyak Home site.

What this tool does

Enter an assessment date, the start of your homeless (no home owned) period, the number of dependants excluding yourself, and your housing subscription account opening date, and the tool calculates your score under South Korea's point system for private-sector new apartments, out of 84. It shows each category's points along with the periods in years and months, and recalculates instantly as you change values. Use it to check your score before an application notice, or move the assessment date forward to see how your score will grow. All rules here are Korean.

How it is calculated

The score is homeless period (up to 32) + dependants (up to 35) + account period (up to 17). Periods are counted in full months from the start date to the assessment date, subtracting a month if the start day of the month is later than the assessment day. The homeless period earns 2 points for under one year, plus 2 for each further year, reaching 32 at 15 years. Dependants earn 5 points for none, plus 5 per person, reaching 35 at six or more. The account earns 1 point under six months, 2 points from six months to under a year, then 1 more per year, reaching 17 at 15 years. For example, with an assessment date of October 1, 2026, a homeless start of January 1, 2018 (8 years 9 months, 18 points), two dependants (15 points) and an account opened June 1, 2015 (11 years 4 months, 13 points), the total is 46. The point table is what the calculator contains, and the system may change.

Things to know

Frequently asked questions

How do you reach the maximum of 84?

By having 15+ years homeless (32), six or more dependants (35) and an account open 15+ years (17). Six dependants is rare, so perfect scores are uncommon.

If I've never married, when does the homeless period start?

On your 30th birthday. If you married earlier, the earlier of the marriage registration date and your 30th birthday applies. Unmarried people under 30 and home owners score 0 for the homeless period.

Does a spouse count as a dependant?

Yes. Dependants are a spouse, direct ascendants and direct descendants on the same household register; a spouse counts even on a separate register. Ascendants must have been registered with you for three years or more, among other conditions; check the official Cheongyak Home guidance.

Does my spouse's subscription account count?

Since 25 March 2024, 50% of a spouse's account-tenure points (up to 3) can be added to yours, with the total capped at 17. This calculator counts only your own account, so confirm the final score on Cheongyak Home if this applies.

What do I score on the exact one-year anniversary of my account?

From the day 12 full months are complete you get 3 points. If the opening day of the month is later than the assessment day, a month is not yet complete, so it counts as 11 months and 2 points.

What if I close my account and open a new one?

The period restarts from the new account's opening date. The old account's time does not carry over, so enter the new date, and it is best not to close an account.

Can this score tell me whether I will win?

No. Winning scores differ by complex and competition. Look up past complexes' minimum and maximum winning scores on the official site and compare.

A reference calculation based on Korean rules, not professional advice. Criteria may change, so rely on the official subscription site's score calculator and the recruitment notice for your confirmed score. Applying with a wrong score can lead to disqualification.
